More About Greater Sudbury Real Estate

Greater Sudbury is the most populated city in Northern Ontario, with about 161,000 people. Sudbury is the largest city in Ontario by land-mass, with over 300 lakes inside the city limits! Greater Sudbury is not a part of any district, county, or regional municipality, making it a unitary authority. Though Greater Sudbury is completely surrounded by the Sudbury District, it is completely separated from it.

Greater Sudbury, or in French: Grand Sudbury, is a bilingual city with both English and French languages recognized. It’s also known as the Nickel Capital for its vast supply of nickel discovered during the construction of the Transcontinental Railway in the 1880s.

A few major roads intersect in Greater Sudbury. Ontario 144 is situated on the north side of the city and runs into the Trans-Canada Highway (TCH or T-Can) that passes through Greater Sudbury and spans the entire width of Canada (east to west). There is also a section of T-Can that travels up from Toronto and is also known as Hwy 400.

Greater Sudbury ON Real Estate Market

Greater Sudbury homes for sale are primarily single-family detached homes with three bedrooms, two or more bathrooms, and nearly 50% of homes for sale include a basement. Almost all homes have exterior siding; some are brick or a mixture of both. Over 30% of homes in Greater Sudbury were constructed in the ‘60s-’80s. There were also many homes built in the ‘80s to ‘00s, but since then, only a handful of homes have been constructed.

Though Greater Sudbury isn’t seeing huge growth in the construction of new homes, that doesn’t mean there’s no space to do so. Over half of the property for sale in Greater Sudbury is a mixture of lots and tracts of land. This means if you want to build a new home in Greater Sudbury, the options are there to plant some roots!

Real estate in Greater Sudbury lasts for about 15 days on the market before it’s sold. Homes for sale in Greater Sudbury sell on average at around $492,000. This is relatively more affordable than Toronto, which is four and a half hours to the south. The prices of homes for sale in Greater Sudbury have been steadily rising for several years, which is good news in that you will likely gain equity after owning your homes for a few years.
