More About Mississauga Valleys Real Estate
The community of the Mississauga Valleys is limited by Burnhamthorpe Road to the north, Cawthra Road to the east, Dundas Street to the south, and Hurontario Street on the west side.
This Mississauga subdivision was planned and built from the mid-’70s to the early ’80s and is considered one of the city’s original suburban communities. Pre-development, the region was farmland with some dispersed homes, barns, and fields linked to the nearby historic settlements of Burnhamthorpe, Cooksville, Dixie, and Pucky Huddle.
The design and development of The Valleys was a clear example of the growing trend of creating self-contained communities with shopping, recreation, housing choices, and a connected park system.
Mississauga Valleys Real Estate Market
Mississauga Valleys is an excellent location for first-time homebuyers because of its plentiful starter houses. Many different housing types are available in this part of town, from detached and semi-detached single-family homes to lovely bungalows, split-level residences, and townhouses built in the ’70s and ’80s. The current average listing price in the neighbourhood is around $794K, which is nearly 50% below Mississauga’s average home price.
Mississauga Valleys homes for sale are comfy and convenient, with average-size lots, well-groomed lawns, and spacious driveways with one or two-car garages. The streets are suitable for families, with a quaint meandering pattern and wide sidewalks among lush greenery. This, in addition to the convenient location and the desirable amenities nearby, account for the neighbourhood’s homeownership rate of 75%.
Mississauga Valleys Condos
Despite being geographically small, Mississauga Valleys is a densely populated neighbourhood mainly due to the significant concentration of condo and townhouse complexes. Condominium apartments account for around 80% of real estate sales in this community.
A family-size unit in The Valleys can range between $720K and $1.3M, but there are condos for sale perfect for individuals or couples with much lower price tags. On the other hand, a townhome will cost between $899K and $1.2M.
Like the freehold homes, many of the condo developments in Mississauga Valleys are over 40 years old; many are low- or mid-rise located in the northwest section of the community. High-rises concentrate to the east, close to Burnhamthorpe. An old condo building means potentially higher maintenance fees, but also old-looking units in certain buildings.
Luckily, a growing number of real estate investors have bought those dated condos in the area and refurbished them for reselling. The result? A unique combination of condominiums that don’t resemble the typical new development unit.
