With the benchmark price for all types of homes over $1.2M in Metro Vancouver, Langley’s average property price of $774K is certainly a breath of fresh air. This is one of the few places in BC where affordable living is still possible. However, not everything is a bed of roses in the Langley real estate market.

The city’s housing sector has been in a wild ride since the beginning of 2020 due to a spiking demand and a constricted supply of dwellings. The result? A considerable increase in the prices, especially in detached houses. Single-family detached homes for sale in Langley are now changing hands for around $1.6M. That’s 38% more than what they cost last year!

The good news is that the housing stock in Langley is plentiful and diverse, offering homebuyers a broader spending range. There are several detached dwellings available for families and retirees, from the classic 3-bed, 2-bath home to custom-built sprawling mansions on generous lots of two or more acres. Additional alternatives (great for singles and couples) include low-rise condominiums and townhouses at more reasonable prices.

Langley is also working tirelessly on thickening the property inventory. In 2021, the city processed several dozens of new development applications, most of them for new five or six-storey condos and rental buildings, 12-unit townhome complexes, and the division of lots for the construction of pairs of houses.

The real estate market is booming in this community, with several new multifamily residential developments popping up in recent years. Douglas

Blacklock

Alice Brown

This quiet and amenity-rich residential community is located south of Langley and attracts families and couples with affordable housing alternatives near Vancouver. Alice Brown homes for sale are primarily single detached dwellings built in the ’70s and ’80s. The neighbourhood has seen few new developments in recent years. Alice Brown features several parks, trails, and green spaces.

Uplands
