More About Greenwood-Coxwell Real Estate

The name of the Greenwood-Coxwell neighbourhood emanates from its geographic location. The residential area stretches between Greenwood and Coxwell avenues from east to west, while Danforth avenue and Eastern Avenue border it to the north and the south, respectively.

What’s now an established and growing neighbourhood started as a small village in the 1850s. By that time, Greenwood-Coxwell was part of the neighbouring community of Leslieville. The village developed around the George Leslie and Sons’ Toronto Nurseries. Leslieville’s first inhabitants mainly were market gardeners or labourers at one of the region’s many brick-making companies.

Greenwood-Coxwell Real Estate Market

Like many other parts of Toronto, the Greenwood-Coxwell area has seen a significant rise in housing prices over the last several years. The average home for sale in this sought-after area has a listing price of around $1.6M, which is not so far from Toronto’s average property value of $1.3M.

But the best part of the Greenwood-Coxwell Real Estate Market is its diverse and desirable housing stock. The neighbourhood has something for everyone, from stand-alone homes to row houses and condominiums. There are no cookie-cutter homes in Greenwood-Coxwell, meaning you may select from some of the most diverse, unusual dwellings in Ontario’s financial capital.

Traditional homebuyers can take their pick of 4-bed detached single-family homes and brick-facade bungalows of all sizes and shapes. Additionally, some chic industrial lofts are available for those with a more contemporary style, especially along Eastern and Carlaw Avenues.

Condos and townhomes are also highly regarded in Greenwood-Coxwell. The most affordable units are listed for around $549K. Mid-rise buildings are the standard option, but there are also low and high-rises throughout the area, many of them with luxurious upgrades and stunning views. The townhouses will cost you $1M on average in this neighbourhood.

Most homes for sale in this part of Toronto were constructed before the ’60s, within the city’s building boom, but the older properties go back to the 1800s. Expect to see the finest examples of Victorian row houses and some exquisite Ontario cottages south of this neighbourhood.
