More About Guildwood Real Estate

Around 30 minutes away from Toronto’s skyscrapers and packed subway stations is Guildwood, a lakefront oasis of tree-canopied meandering streets and beautiful homes. Also known as Guildwood Village, or simply “The Guild,” this area is bordered by Sylvan Avenue in the west and Grey Abbey Trail in the east, south of Kingston Road.

Guildwood Village’s history is tied to The Guild Inn, founded in 1932 by Rosa and Spencer Clark as an artists’ and craftsmen’s haven. During World War II the Guild Inn served as an official naval base and military hospital. The Clarks reclaimed the property after the war and its popularity skyrocketed.

Present-day Guildwood was born in the ’50s when rising taxes obligated the Clarks to sell 400 acres to the developers who eventually built the neighbourhood. The Metropolitan Toronto and Region Conservation Authority purchased the rest of it in 1978.

Guildwood Real Estate Market

Over 80% of Guildwood homes for sale are owned, but there are still plenty of housing options in the neighbourhood to choose from. Whether you’re looking for single-family detached houses, townhomes, or lakefront condos, there’s something for everyone here, and at a reasonably-affordable cost too. The average home price in Guildwood is around $1.2M. That’s 24% below Toronto’s average.

A majority of the housing stock was built in the ’60s and ’70s, and most of the dwellings located in the area are large freestanding homes with 3+ bedrooms. As far as style trends go, Guildwood offers home buyers a good mix of split-level and two-storey homes and some stunning bungalows. There are also gorgeous newly-constructed custom-designed houses.

Many of this community’s houses feature well-groomed lawns, spacious front porches, and lush gardens. The properties situated south of Guildwood parkway are the most regarded ones due to their desirable panoramic views of Lake Ontario.

Additional property types are available west of Livingston Road, with several townhouses for sale, multifamily dwellings, and low-rise and high-rise condominium buildings. A condo for sale in Guildwood will set you back about $774K on average.

Guildwood Schools

One of the things that makes Guildwood so appealing to homebuyers is the quality of its schools. Guildwood Amenities

Parks & Recreation

The Guild Inn’s parkland is a focal point of the neighbourhood. Important architectural relics (including sculptures and stone carvings) from all over Toronto have been brought here to be showcased in the garden as a testimony of the city’s past. The grounds of the Guild Inn provide a walkway to the Scarborough Bluffs, which overlook Lake Ontario. The estate also celebrates events like the Art in the Park show, hosted in the summer.

Additional recreational spots in Guildwood include the Elizabeth Simcoe Park, a 2.8-hectare park with tennis courts, a multipurpose sports field, a children’s playground and splash pad, and four paved biking trails. There’s also the Guildwood Tennis Club, a facility that provides members anything from tennis lessons to tournaments and summer camps. For a raw natural experience, residents visit Grey Abbey Park, along the Scarborough Bluffs, a superb spot for dog walking, bird watching, or a short hike taking in the beautiful views of Lake Ontario’s shore.

Shopping & Dining

Guildwood Village Shopping Centre, on Livingston Rd, caters to the immediate needs of the locals with a mix of stores that include a supermarket, a pharmacy, a vet clinic, bank services, a postal outlet, and a couple of delicious restaurants and cafés to grab a bite on the go. This commercial centre also houses The Guildwood Public Library.

Additional alternatives for shoppers, like Silver Mile By The Bluffs and Markington Square Shopping, are located north of the neighbourhood on Kingston Road. The Morningside Crossing Shopping Mall is heading east, on Lawrence Avenue and Collinsgrove Road.

For those residents that require additional or more specialised medical services, the Scarborough General Hospital is a few minutes away by car.

Public Transit

Guildwood is great for car travelling, especially with an artery like Kingston Road bordering the community’s north. Also, parking is always available. In addition to that, residents and visitors count on a reliable public transit system in Guildwood. The neighbourhood has a GO Train station that links up to Union Station for those commuting to downtown Toronto and several bus routes servicing the area, with plenty of bus stops available near most homes for sale. Because of the often hilly topography, cycling in this region is not as smooth as in other Toronto neighbourhoods.
