Scarborough Village shares a lot in common with its southern neighbour Cliffcrest in that it straddles both sides of Kingston road, and it has a little shoreline on Lake Ontario. Most residents of Scarborough Village rent, about two-thirds of the population, and the other third live either in condos, townhomes, or single-family homes. This neighbourhood is densely packed with homes, but for open space, you can find the large Sylvan Park down in the southeast corner that runs the whole length of Scarborough Village’s shoreline.

So in effect, you have a roughly equal mix of scenic parkland and urban flair. Scarborough itself is renowned for its culinary traditions and diversity, and restaurants in Scarborough Village lend plenty of weight to the area’s foodie reputation. Head to Kingston Road, and you’ll find any number of great restaurants with table fare ranging from Caribbean, Mediterranean, and old-school barbecue joints.

In short, Scarborough Village is a one-size-fits-all place to live. If you’re moving here with young kids, you’ll find plenty of great primary schools to choose from. If you’re looking for a place to retire, you’ll find some nice large homes for sale with easy access to the lakeshore. If you’re young and first moving to the city, you’ll find condos with easy access to a train station and some of the best food culture to be found in Toronto. In the competitive market of Toronto real estate, homebuyers everywhere have been looking hither and yon for an untouched stretch of the area to find a more affordable home. Nowadays, that area is Scarborough. Though houses for sale here go for about the same anywhere else in the city, the condos for sale are more affordable than normal in Toronto.

This newfound interest in housing in Scarborough will, of course, lead prices to rise, and plenty of buyers are jumping in now while interest rates are still low and so are listing prices. Here’s a quick breakdown of listing prices in Scarborough Village. Most single-family homes for sale start around 1.4 million and don’t stray much higher than 2.5 million. On the other hand, condos can be found as low as $500,000 and as much as $900,000. That’s a pretty wide range for a city like Toronto, and though the increased competition is sure to raise closing prices, you’re still going to start with a lower price than you would almost anywhere else in the Greater Toronto Area.

The homes themselves here are pretty diverse! The Kingston Road acts as a convenient dividing line for Scarborough Village real estate. Homes for sale north of the road are generally more affordable and more diverse. You can find traditional one-storey bungalows right alongside towering country houses with wrap-around porches. There are also more parks on the north side of Kingston Road.

Kingston Road itself is where you’ll find most condos and townhomes. The road is four lanes and is a quieter route towards Toronto city centre than taking the 401. You can find most of your shopping amenities here, as well as repair shops and all the best restaurants in the neighbourhood.

To the south of Kingston Road, the streets are smaller and quieter, and the houses much more understated and vintage. This area is slightly less affordable and older, but you’ll still find plenty of young families and driveways covered in chalk drawings. Most homes for sale here were built in the ‘60s but there are more than a few recent renovations and newer modern-style homes to choose from. This area of Scarborough Village also has the easiest access to Lake Ontario, and plenty of parkland to dip into after a long day of work.

Scarborough Village hosts a plethora of primary schools to choose from. The Toronto Public School District oversees many of these schools, though you can also find several Catholic schools and french-speaking schools. In addition to restaurants, Scarborough Village has quick access to the Toronto GO transit system, giving residents unparalleled access not just to Toronto, but a good chunk of Ontario as well. The 401 isn’t too far of a drive away, and with all the parkland on both sides of Kingston road getting your daily exercise and dose of outdoor appreciation is a breeze.
